 Nikki has been my property manager, via LJ Hooker Mount Barker, for a rental I own in Littlehampton for I'd guess close to ten years. It’s not fancy but it’s a roof over someone's head. Nikki has managed to find good tenants over the course of time and managed communications during that process. I have an excellent tenant currently of two years plus. Keeping me informed of the tenants situation and the property condition are a passion for Nikki and rarely does she bother me, as landlord, unless its important. The property reports are beyond belief – well documents and photographed. I could never expect anything more. She and her team are just so dedicated! It’s not always plain sailing in property rental, but Nikki has bent over backwards to get the right outcome for both me and the tenant. Many people say to me they have a poor relationship with their property managers, and think of their rental property as a ball-and-chain. My property isn’t the easiest (its not low maintenance), yet she is able to give me a feeling of comfort, that things are in hand and its not a massive burden. Couldn’t recommend anyone better, and wish the industry had more like her. So, if you're out looking for a property manager, or are a potential tenant, you should look no further than Nikki and LJH 

 Genuinely good and complete customer service is becoming a rarity in every industry. Short cuts, lack of any real care or ownership of the customer, online click this/fill out that/submit for application etc. System or computer generated responses and now we head into AI territory and the very real future of no more human contact service. It is critical at the moment that we recognize those in the service industry who still deliver not just run of the mill service, but genuinely responsive ownership of the client and those who hand carry every request for action, as well as proactively deliver the unexpressed needs of clients. Nikki Lee has been my property manager taking care of my investment property for as long as I have had it and is very much one of those who handle my account as if it were her very own. For a large portion of the time, I have been overseas which creates even more importance on ensuring I am well informed, and feel confident that my property is being managed correctly and in line with my values and expectations. I know that my tenants, even without ever meeting me, feel that as a landlord I am responsive and passionate about making sure the home they have made for themselves in my property, is just that, a home for them. This is solely because of the very professional way that Nikki communicates to both our tenant and to us as landlords. Having a successful investment property is not just finding someone to rent it and pay you money each month, it's about being responsible for the property and you are responsible for the day to day joy and the safety and security it provides your tenant. A great property manager is the only way that succeeds. Nikki's strength is her communication. Her transparency is excellent and she communicates perfectly and timely on all requests or thoughts from both parties. My tenants have always felt that needs have been communicated to me quickly and accurately with the correct level of urgency or attention. This leads to actions taking place immediately assisting with the continuation of comfortable living for the tenant. In return to us as landlords, she also manages expectations perfectly and protects our investment so that we as landlords do not also overspend on areas where tenants may at times try to get more out of landlords than is fair. Quite simply she is a beautifully balanced liaison between the two ensuring both parties are kept satisfied and feel good about what is essentially a business relationship. Reports are very detailed and thorough, and we have ever since day one felt our property is being taken care of as if we ourselves were living in it. As a result of this there has very rarely been any dispute and the only ever one time we had need to dispute something, Nikki worked through it perfectly to deliver an outcome which was very reasonable weighing up all concerns. With the ever changing landscape of property investment, especially with related laws and policies, I have always been informed well in advance of change especially when it could affect our position and owners. Nikki keeps herself educated and informed to be knowledgeable to the point where on several occasions she has preempted changes coming and been in a position to give us advice in advance to put measures in place so that we were not exposed in the future to be a risk. This level of service just does not exist in many cases any more and it gives me great confidence that I can focus on my own career and life knowing my investment is very well taken care of. Additionally with changes to systems or practices, Nikki has not been someone who says "This has now changed and this is what you now need/have to do" , as when something as important as your own property is in a different state or country from where you live, it can be at times an 'out of sight/out of mind' thing. Therefore at times I have not been able to remember the changes in process or system and have gone ahead the way I have always done something, and Nikki has quietly accepted this and in her own way continued to communicate through the old way, or behind the scenes just fixed something I had done incorrectly. Again, this is a level of service that is beyond rare these days. Honestly speaking, I have felt the same with Nikki managing my property to how I would feel had it been one of my own family taking care of it for me. I have never thought of changing property managers, and as she continues to deliver this exceptional level of service, I never will need to. 

 Renting with Nikki Lee has been nothing but wonderful, from the application process to moving in and now 6 months in our home she has been wonderful with communication, giving us updates if there is any maintenance and even severe weather warnings for the area. Also every time she has attended the property she is always so warm and energetic, making note on how you are making it all your own and respectful of everyone living there. I could not recommend a property manager more as she is fair, understanding, attentive and proactive for both tenant and owner.

Nikki advocated for us, supported us through the process, and helped secure a new home with minimal stress. Her efforts were greatly appreciated. Nikki is down-to-earth and genuine. She respects that she is entering our home and makes inspections feel relaxed and friendly. We trust Nikki to conduct inspections in our absence and appreciate her thoughtful communication, especially regarding our dog. Any issues have been handled fairly, calmly, and with respect. Nikki is reliable and resolves urgent issues quickly and efficiently. She is always helpful in explaining anything we’re unsure about and offers practical guidance. Nikki responds promptly to maintenance requests and keeps us informed, even when awaiting updates from the owner. 

I have always found Nikki friendly and helpful and very approachable in her role. Any and all maintenance requests have been attended promptly, and thoroughly. Her expert eye has discovered maintenance issues (that I, as a tenant have even missed.) Nikki's cheerful manner makes inspections less stressful and her interaction has always been professional, courteous and helpful. I believe Nikki strikes a perfect balance in advocating for the tenant and the landlord on an equitable basis without bias. The previous real estate agency with whom I rented for 12 years had a constant change of property management. This made it difficult to know who to approach regarding maintenance issues or any tenant requests. The continuity and effectiveness of having Nikki throughout has been a great benefit to me and my daughter. Our previous landlord chose to sell unexpectedly and Nikki went above and beyond to secure another property for us and facilitated the move with streamlined all necessary paperwork and procedures. I would gladly recommend Nikki as a model property manager and hope that other managers can learn by example of truly commendable role and the importance that it plays in the real estate market.
